Is TPO better than EPDM?

Neither is better in the abstract. TPO's heat-welded seams and reflective white surface make it the stronger choice for most California commercial roofs, particularly where cool roof compliance and summer heat load matter. EPDM has excellent published longevity, handles cold and thermal cycling well, and its adhered seams have improved considerably.

How long does a TPO roof last?

Does TPO need to be coated?

Not when new. A standard white TPO membrane already meets the Title 24 reflectance requirement out of the roll and needs no coating for compliance.

Later in life, a silicone restoration coating over an aged but structurally sound TPO roof can be an economical way to extend service life and restore reflectance without a full replacement.

What thickness of TPO should we specify?

For most warehouse and retail roofs, 60 mil is the sensible default. It carries meaningfully better puncture resistance than 45 mil and typically a longer warranty term for a modest cost increase.
