Is modified bitumen outdated?

What is the difference between modified bitumen and built-up roofing?

Built-up roofing is the traditional assembly of alternating layers of asphalt and reinforcing felt, typically finished with gravel or a cap sheet. Modified bitumen is asphalt modified with polymers, SBS or APP, supplied in rolls with reinforcement already built in.

Modified bitumen is generally faster to install, more flexible, and available in application methods that do not require a hot kettle on site.

Is torch-applied roofing safe on an occupied building?

Torch application uses an open flame and requires a formal fire watch. On many occupied buildings it is workable with proper controls, but over schools, medical facilities, food production or anywhere with sensitive occupants, we specify a self-adhered or cold-applied system instead.

The additional cost of a self-adhered system is small next to the consequences of a roof fire or an evacuation triggered by fumes.

Will modified bitumen meet California cool roof requirements?

It can, with the right cap sheet. Reflective granulated cap sheets are available with Cool Roof Rating Council ratings meeting the nonresidential low-slope requirement of 0.63 aged solar reflectance.

A standard dark granulated cap sheet will not meet it, so the cap sheet selection has to be made against the compliance requirement at specification stage.
